As a precautionary rule and recommended security measure, always engage your lawyer before you make the move to buy land.

Consider and verify throughly the development regulatory papers. 

  • Request to be furnished with a title deed, often the parent title deed and get it verified by a lawyer. 
  • Request to be furnished with a development permit.
  • Request to be furnished with a subdivision permit. This will have terms and conditions required for the developer to be able to get the certificate of compliance from the local authority. This should also be verified by your lawyer.
  • Request to be furnished with a General Plan and a dispensation certificate from the Surveyor General’s Office. These documents will have stand numbers/ land shares, land sizes and shapes. Get it verified by your lawyer.
  • Request to be furnished with an (EMA) certificate.
